Sell your Winchester Home in 60 Days, or It's Free     

We will sell your house in the Winchester / Frederick County area in 60 days or less, or we'll sell it for free of listing commissions.  Obviously, there are certain conditions.  A good contract with a solid buyer should close within 60 days, but as long as we have secured a good contract with a solid buyer we have met our criteria to sell your home.  The conditions that will help that happen are listed below.

  • The list price must be within the current CMA prices we discover. The current Winchester / Frederick County tax record will also be taken into consideration when pricing the property.  Overpriced properties don't sell.  They soon get stigmatized and then Realtors and buyers alike ignore them.  Getting the price right is your first key to success.
  • Priced reductions must be predetermined and automatic.  Automatic price reductions can keep a property in the eye of professionals who are looking for client purchases.  A minor change in price may sway a buyer who is on the fence.
  • The property must be ready to sell.  If you're serious about selling then your house has got to be ready to be sold.  If a quick contract means you've got to move in 30 days, can you do that?
  • Needed repairs need to be made prior to listing.  Those light fixtures that don't work for you, won't work for a buyer either.  So, make sure that if there are repairs needed, that they are done before listing.  First impressions last. 
  • It must be show ready everyday.  The house must be ready to show everyday all day.  That means keeping things in order all the time.  It's not difficult if you don't let it get away from you.
  • It will need to be de-cluttered.  Less is more.  If you have more furniture in a room than a room should hold, consider storing it somewhere.  Also, family photos, trophies and knick-knacks should be put away.  You're trying to present the house in a way that a buyer can see himself living there.
  • It is not a short sale.  We can do this as a short sale, but remember it can take 6 months to get a bank to respond to an offer.  If the offer is received immediately upon list, we have fulfilled our promise.
  • Offers received within 10% of list negate the free offer.  Any offer received within 60 days that are within 10% of your listing price is a closeable offer.  If you receive one, we have fulfilled our commitment to get it sold.
  • Offers received within 10% of the list price which are rejected negate the offer. 
  • The date of closing does not affect the offer.  If the property goes under contract within 60 days we have met our commitment.  
  • The listing will last for 120 days.  If no contract is received in the first 60 days the following 60 days will be listing fee free.  If the property does not sell within 120 days, it and the offer expire.
